LANDLORDS: Important information. Please read:

All staff are working remotely. They have been issued with internet-based telephones that are connected via our normal office telephone number, 01388 662199.  Please do not use any other number for contacting us. We have found that when calling out, the numbers displayed in the caller id do not always work for receiving calls. Staff also have limited access to office servers but the connections are sometimes slow which causes delay in retrieving the information we need.

Please only call 01388 662199 during office hours. Calls outside of office hours are now answered by a remote telephone answering service who will deal with emergencies only. This is for tenants and leaseholders to report urgent emergency maintenance only. Contractors are only accepting emergency instructions. I (Jack), am also on the road dealing with emergency repairs where I can.

Over the past two weeks, we have seen a massive reduction in rents received. We are contacting tenants individually to determine the best way forward.  Government guidance and the nationwide abolishment of evictions leaves us as agents & landlords, with no immediate course of action against none payers. However, we will continue to work with tenants that are willing to engage in order that we can resolve matters.

Housing is a vital resource and especially so during this current crisis.  Bishop Lettings have a number of properties available to let both on short term and standard tenancy agreements. We currently have properties available throughout the North East from Studio’s to 2 bedroom houses.  Other properties are becoming available at short notice and we will work hard to find you a suitable home.

We are not able to conduct viewings. Agents have not been considered as ‘Key Workers’.

Whatever your circumstances, please contact us in the first instance by telephone during office hours on 01388 662199.

For emergency accommodation needs, we can still provide a service by accepting referrals from the various agencies that we work with. If you are one of these agencies, please email office@bishoplettings.co.uk with the standard application details. For Assessments, please arrange contact us via telephone or conference/video call with your client(s).

 

TENANTS: Important information. Please read:

We appreciate that these are unprecedented times but please be aware that Covid-19 and lockdown is not a valid reason not to pay rent. It may, however, allow you to defer payments or arrange longer term payment plans.

If you are in receipt of Housing Benefit or the Housing Element of Universal Credit, these payments must still be paid for your rent. It is not acceptable to withhold state funds that are awarded to you for paying rent/housing costs. Where tenants withhold rent, we may apply for direct payment and you will still be liable for the debt.

If for any reason you are experiencing problems in paying your rent, the only way to sort it is by reaching out to us or your landlord.  Do not delay, contact us as soon as you are aware of a problem.

If you are reporting emergency repairs, please call 01388 662199. This number is available 24 hours, 7 days a week.

If you are reporting general repairs, please email office@bishoplettings.co.uk or call 01388662199 during office hours. Please be aware that works will most likely be put on hold until after the lockdown is over but at least you will be a higher priority if you report it sooner.

If you are leaving a property, please do contact us to arrange the return of keys. Please do not simply abandon a property. This will enable people who need housing to be helped and will keep properties from falling in to disrepair.

If you are a tenant of ours in a managed property and are isolating for any reason, we have measures in place to assist you with shopping needs. Please call us during office hours on 01388 662199. This is a limited service arranged with local suppliers.

 

LEASEHOLDERS/BLOCK MANAGEMENT. Important information. Please read before contacting us:

If you are a leaseholder or occupier of a leasehold property that we manage, all cleaning & regular maintenance services have been suspended until further notice. We will not put staff or occupiers at risk of spreading this disease by continuing the services.

Emergency repairs will still be accepted by calling 01388 662199. None emergency repairs should be reported by email to office@bishoplettings.co.uk

Leaseholders, so far as we are aware, have not been given an exemption or help towards service charges, ground rents or insurance premiums. All normal recover practices remain in force and all payments must still be made in accordance with your lease covenants.  If however, you are experiencing difficulty in paying, please do contact us to discuss.
